The market is still as strong as last month, and from the reports I hear, sales in March would exceed those in February. If everything remains equal we will soon see the end of house prices under $400,000, and some of the valuation companies are strong on this. So PLEASE do not sell now. Now is a great time to be increasing your portfolio. Rates are low, equity is extremely high (so it’s easy to borrow against your existing investments) and you can still buy under $400,000 AND rents are rising AND we can’t build houses fast enough to match growth. WE’RE GOOD AS GOLD It’s the return of the gold rush. It’s the return of the gold rush.Gold Coast property prospectors are again set to strike it rich as the latest Midwood report shows a buying boom will hit next year. Author and analyst Bill Morris said property prices could rise as much as 40 per cent, fuelled by population growth and a thriving state economy. But Mr Morris said the boom would not match the record growth of 2002-03 when property prices rose more than 100% - the biggest increase since the 1851 gold rush. "Gold Coast prices are increasing at about 5 to 6 per cent per annum, and looking to peak in about 2008-09. You can already see the signs that we’re heading into an upward cycle". "For example, the litmus suburbs of Mermaid and Broadbeach Waters are showing real upwards movement and limited stock - they are almost always the first suburbs to show where the Coast is headed". The Midwood report for the February 2007, quarter shows that Queensland’s economy is outpacing the country, with the state’s gross domestic product increasing at 4.75 per cent compared to Australia’s 2.6 per cent. Population growth is also increasing steadily, at a healthy 2 per cent for the state, with the Coast counting 530,200 residents last month. "The basic story from this report is all good news for Queensland and therefore the Gold Coast, " he said. "From housing to units to rental prices, everything is on the way up.
