GOLD COAST REAL ESTATE MARKET

Last week I read an article in the Weekend Australian where the author was proficising that luxury lifestyle homes around Australia would double in price next year. Well the way this market is performing on the Gold Coast it seems he may be right.

Then in the affordable price range of sub $600,000 we are having multiple offers on several properties each week. So it is easy for us to quote "demand is outstripping supply". To qualify "multiple offers"; this does not mean that during the marketing campaign we received more than one offer, it means that at the time of presenting a contract to the seller we in fact have more than one contract and this usually means that we then experience "Auction" bidding till the highest bid wins. So great results are being achieved

RENTS INCREASING

Vacancy rates are at a record low around Australia, and certainly at Gold Coast Homes we are achieving excellent rent increases, particularly on those properties where owners have maintained a continuing programme of facility improvements such as air conditioners, fresh paint, pergolas and wet rooms.

It seems this shortage of rental accommodation will remain until migration eases (and this never seems to happen here) so therefore rents should keep increasing.

BABIES GALORE!!

You will recall that Elizabeth and I proudly announced the arrival of our first Grandson last September when Amanda brought Jack into the world. Well, because of the Christmas holiday period I failed to announce the arrival of our second Grandson. Penny and Carl brought Max into the world in December and all are doing well.

Some of you will have noticed the absence of Elizabeth, it is because she is now a permanent babysitter for Amanda and Penny while they attend to their duties at Gold Coast Homes.

Diamonds have been dumped for property as the modern girl’s new best friend according to research commissioned by Wizard Home Loans. The findings come through Wizard’s online community, Wizard Women, which reveals that if given $15,000 almost 70% of respondents would purchase a property ahead of diamonds, jewellery, a holiday or cosmetic surgery. This is a reflection of a clear societal shift since the 80’s with women increasing their desire for financial independence.

Recent research shows that the financial institutions have not necessarily taken on board this information. It seems that men get far more attention by financial advisers than women, with males receiving more follow up phone calls and a further 30 minutes of interview time than women.

There is a clear message in this research for lenders. More than 80% of women agree that property is a modern girl’s new best friend and many of them are taking steps to prove it. If women are ready to dump diamonds for property, lenders would be shortsighted to ignore them as a new driving force in the Australian property market.
