November 2006 Newsletter1 November 06GOLD COAST REAL ESTATE The further we move away from the "boom" of this century on the Gold Coast, the more convinced I am that we are already starting the next boom. In most price ranges there are many buyers (and many of them are investors) and in the average price range there are more buyers than sellers. Then as well, we have not been building enough houses for the last two or three years in Australia. Last week our Auction at Berringa Court, Ashmore saw 90 attend the on site auction with 17 registered bidders resulting in a hard fought battle and the final price of $356,500 delivering the seller with a bonus of $30,000 above their expectations. Then as well, our Fine Homes Division created a record price in Glenmore Drive, Paradise Rivers of $695,000. It seems to me that the future for the real estate market is set on an unstoppable spiral of demand for at least the next decade. DO NOT SELL!!! Please go back and read my previous article AGAIN. RENTS SET TO SOAR Rents are tipped to skyrocket over the next five years because of a housing shortage across the country. Research firm BIS Schrapnel said it expects national building starts to fall for a third straight year, dropping 5 per cent to 142,500 new homes in 2006-07 following a 4 per cent drop in 2005-06. BIS Shrapnel project manager Jason Anderson said such a result would inflame the nation’s already tight rental market, which is facing rising demand as the population grows. "Rental markets throughout Australia are tight as a drum, with vacancy rates in all capital cities below 2.5 per cent as at June 2006," said Mr Anderson.SOURCE: GOLD COAST BULLETIN FERRY SERVICE A STEP CLOSER Negotiations with Gold Coast City Council’s preferred public ferry service provider - Solar Coast Cats - are progressing well.Discussions are taking place on the design and possible location of ferry stops. Council recently decided that it would arrange for the design and construction of pontoons at up to five new locations adjacent to public land, for the exclusive use of a public passenger ferry service, subject to the type of vessel the company will use. The ferry service is part of Council’s commitment to increasing public transport on the coast. Apart from providing $1 million each year to increase bus services in the city, and the introduction last year of the popular Council Cab service for the elderly and disabled, Council says it’s also working closely with the State Government on the development of a rapid transit (bus or rail) system. $550 million has been pledged by the State Government for the system. Gold Coast residents will be able to have their say to which system they prefer. EVERYDAY PHRASES AND THEIR ORIGINS A Mickey Finn is a drink that has been drugged in one way or another, usually to render a person helpless so that a crime can be committed. Mickey Finn was the owner of both the Palm Garden Restaurant and the Lone Star Saloon located on Whiskey Row, Chicago. Neither establishment was quite what it seemed; both were havens for pickpockets and petty thieves, mostly trained by Finn himself. One of Finn’s common methods was to lace drinks with chloral hydrate (knock out drops) and then fleece his victims before dumping them down the road.
