REAL ESTATE MARKET
There is now an obvious widening gap in relation to the number of days on the market for higher priced prestige properties and those selling below one million dollars and particularly those selling around four hundred thousand dollars.
In some of the more prestigious suburbs with the higher priced properties it seems that a price reduction is becoming the norm for those wanting to reduce the number of days on market.
However for those under $1,000,000 sales are still brisk with solid enquiry BUT for
those in the $300,000 to $500,000 range, some sales are being made the day they are listed and certainly under thirty days on market.
The Real Estate training company that we have used for the past ten years is based in Brisbane and consults to twenty of the better agencies in Brisbane and Gold Coast.
That is Realty Technology and the Director Roger Clark, advises that every Company is reporting a reduction in the number of properties available for sale in their trade areas.
No doubt this is the greatest cause for this very strong market in South East Queensland, on top of the strong migration from interstate.
There are many observers predicting another Real Estate boom for South East Queensland to commence in 2008 - so perhaps now is a good time to start buying.
RENTAL MARKET
The Winter season seems to have taken its toll on vacancies over the last month as the percentage increases.
There is obviously a typical season drop in enquiry so you may notice a reduction in the rent increases for the next month until enquiry improves as we move through the Spring.

LEASE RENEWALS
Approximately one month prior to your tenants current lease expiring we organise for a new lease to be sent to your tenants.
Prior to sending the lease we re-evaluate the rental income of your property and will increase the rent if the current market allows for it.
This is a procedure that our office operates on an ongoing basis and your signed Management Agreement gives us authority to do this on your behalf.
If you have any special instructions in relation to the lease renewal please call our office and speak to Penny Jackson.
If there are no specific instructions we will automatically arrange the lease renewal and send you a copy of the signed lease once your tenant has returned it to our office.
